Only six detached sales were recorded against 32 active listings in March, so one month never tells the whole story.
Renovated homes on quiet streets can move quickly. Dated, luxury and arterial-road homes usually offer more leverage.
Lot width, legal suites, permit history, zoning and street exposure can matter more than the neighbourhood average.

Kits Beach, Vanier Park, the seawall and neighbourhood recreation are woven into everyday life.
West 4th and Broadway provide groceries, restaurants and services, though quieter western blocks sit farther away.
The 8.8-km Arbutus Greenway connects with the 28-km Seaside Greenway and Vancouver’s wider cycling network.
Expect summer beach traffic, limited parking and meaningful noise differences near major roads and commercial blocks.
